Construction is part of David’s story

His perspective started on the job site.

With a father who was a home builder, David grew up around new construction. Long before he helped buyers choose a home, he was seeing how homes come together—from a floor plan on paper to the rooms people live in every day.

That background gives him a practical eye for layout, functionality and finish details. He helps buyers look beyond the model home: How will the spaces work every day, and which choices will matter after move-in?

New construction is a specialty for David. Together, David and Carin have guided dozens of clients through the decisions of building a home.

In 2016, we built our own home from the ground up with Keystone Custom Homes. We selected our lot in Carriage Park, chose the model we wanted, and worked through the custom options to create a home that fit our family.

What building our own home taught us

Some of our most useful advice comes from choices we made for our own family—and what we learned after moving in.

Plan for the spaces you’ll finish later.

We chose nine-foot basement ceilings even though we did not have the builder finish our basement. When we finished it about a year later, that extra height made a huge difference.

We’re also big fans of natural light, so additional windows were a priority. Those are choices we’re glad we made during the build; they are much harder to change afterward.

Think about comfort on every floor.

If we were building again, we would choose a dual-zone HVAC system so we could control the upstairs and downstairs temperatures separately.

Our takeaway: talk through how each floor will be used and ask about temperature-control options while you’re planning the home.

Verify the plans you have for your lot.

We were told we would be able to add a pool, but years later we learned that we could not put one on the lot we chose.

Our advice from that experience: if a pool is part of your plan, bring in a pool company to evaluate the specific lot and confirm feasibility before you commit to the build.

As retirement approached, Linda wanted to make Pennsylvania her permanent home and live near her daughter and son-in-law. She chose Winding Creek, a 55+ lifestyle neighborhood in Annville, and worked with Team Becker to build a home from the ground up—all while she was still living in California.

Building from across the country meant making important decisions without being able to stop by the job site. David helped Linda navigate financing, select her lot and home model, and work through the options that would shape her new home.

David attended builder meetings with the contractor and visited the home as construction progressed. He often brought Linda along through FaceTime, showing her the progress firsthand and helping her stay connected to the home taking shape in Pennsylvania.

A builder’s sales representative is a valuable source of information about the homes and community. In most cases, that representative works for the builder. Working directly with the sales office does not, by itself, give you an agent representing your interests.

What does buyer representation cost?

Many builders offer compensation toward a buyer’s agent’s fee. If the builder’s contribution covers the fee agreed to in your buyer representation agreement, you may have no additional out-of-pocket brokerage fee. That arrangement is not automatic or guaranteed.

We explain the fee, the builder’s contribution and any amount you would be responsible for before you commit. All brokerage compensation is negotiable. You should know both the value you are receiving and how it will be paid.

Our role is buyer representation and coordination. Independent inspections, engineering, legal advice and the builder’s warranty each serve a separate purpose. Site access and meeting schedules depend on the builder and your contract.

Ask about deposits, cash needed during the build, rate-lock options, closing costs and what happens if completion moves. Compare any builder-affiliated lender incentive with the full loan terms. Loan availability and approval depend on the lender and your qualifications.

Having Team Becker represent both your current-home sale and your new-home purchase gives you one team looking at the entire move. We can plan preparation, pricing and marketing around the build, then coordinate contract dates, financing needs and possession.

Request the written standard-features list. Which finishes, appliances, landscaping and other items shown in the model cost extra?

What lot premium, grading, utility connection or other site charges apply? Which plans fit this homesite?

Which layout changes are available, what do they cost, and when must structural choices be final?

When are design selections due? How are changes priced and approved? Ask for a running total in writing.

How much is due, and when? Ask which payments are refundable and under what written terms.

What is the estimated completion window? How are delays communicated, and what flexibility will your move need?

Ask a lender to explain cash needed, rate-lock timing and the full terms of any builder-related incentive.

What independent inspections and scheduled site visits can be arranged? Confirm access and notice requirements.

How are concerns recorded, who follows up, and what is the process for outstanding items at settlement?

Request the written warranty and service process. Leave with the names, documents and follow-up dates you need.

Before you build

New construction questions, answered.

Can we build while living out of state?

Yes. Linda’s story is one example of how we have helped a buyer build from California. We can help coordinate scheduled builder meetings, progress updates and video calls. We’ll agree on communication and which decisions or visits need your involvement; site access depends on the builder.

What happens if our new home is delayed?

We’ll help you revisit the move plan with your builder, lender and the agent handling your current-home sale. Discuss rate-lock dates, temporary housing and storage early. Treat completion dates as estimates unless your written agreement says otherwise, and direct questions about contract rights to an attorney.

How do we compare builders’ standard features and upgrades?

Start with each builder’s written included-features list for the specific plan and community. Compare the same selections side by side, including lot and site charges, structural options and finishes. We can help organize the questions so a lower base price does not obscure differences in what you receive.

Do I need my own agent if the builder has a salesperson?

The builder’s representative generally works for the builder. Your own buyer’s agent helps you evaluate options and represents your interests under your written agreement. Confirm everyone’s role at the beginning so you understand who represents whom.

Will the builder pay Team Becker’s fee?

Some builders offer buyer-agent compensation that may cover the fee in your representation agreement. Others may offer less or none. We confirm the builder’s terms and explain any buyer responsibility upfront. Compensation is always negotiable.

When should I contact you?

Ideally, before you register online with a builder or make your first model-home visit. Policies vary, so an early conversation lets us confirm the process. If you have already visited, contact us and share what has happened so far.

Should we build from scratch or choose a quick move-in home?

A home built to order may offer more choices, while a quick move-in home may fit a shorter timeline but leave fewer selections open. Compare the actual completion status, included features, total price and your move date. We can help with either approach; availability and timing depend on the builder.

Should a brand-new home have an independent inspection?

New construction can still benefit from independent inspection. We can help you discuss appropriate inspection stages and arrange access consistent with your contract and the builder’s policies. Our walkthrough support does not replace a qualified home inspector.

Can you help sell our current home while we build?

Yes. We start with the expected completion window, your financing requirements and the timing of sale proceeds, then develop a coordinated sale and move plan with room for possible construction delays.
