Where to start your Elizabethtown search

Borough and downtown streets

For an in-town search, compare the streets around Market Street, High Street and the downtown core. Look closely at off-street parking, sidewalks, traffic, outdoor space and the condition of older systems. Before budgeting a renovation or a different property use, check permits and zoning with Elizabethtown Borough.

Station and college access

If rail or campus access matters, evaluate the actual route from each home, including lighting, crossings and winter conditions. A listing’s “close to” description does not establish a comfortable walking route. Use the station destination below and your specific campus entrance when comparing homes.

Established 17022 subdivisions

Londonderry Estates provides one example on the Dauphin County side: Team Becker’s Woodcrest Drive sale identifies Londonderry Township and Lower Dauphin schools. This is a different comparison from an Elizabethtown Borough home. Review utilities, lot maintenance and municipal services for each address.

Township and rural-edge properties

For homes outside the borough, confirm the parcel’s municipality before comparing tax bills or planning improvements. Verify well or public water, sewer or septic, access rights, drainage and outbuildings. Larger lots can bring additional maintenance and inspection needs.

The Elizabethtown Area School District’s overview describes Bainbridge and East High Street elementary schools for grades K–2, Bear Creek for grades 3–5, the middle school for grades 6–8, and the high school for grades 9–12. The school directory provides current building contacts.

Confirm a particular home’s district, school assignment, enrollment documents, transportation and any program needs directly with the district. EASD’s main number is 717-367-1521. An Elizabethtown address does not establish EASD attendance: the Woodcrest sale below identifies Lower Dauphin School District, while the Mulberry Street record identifies Elizabethtown Area.

One mill is $1 per $1,000 of taxable assessed value. These components sum to 30.9579 mills. At an illustrative $200,000 taxable assessment, that is $6,191.58 before relief, discounts, penalties and separate charges. This combines the stated county/municipal and school-year rates; it is not a quote or a single calendar-year bill. Purchase price does not establish taxable assessment.

Do not apply the borough illustration to every 17022 home. Obtain the actual county, municipal and school bills, assessment, exemptions and utility/association charges. New construction can generate interim assessments and bills; confirm the completed-home estimate and lender escrow assumptions. The EASD Tax Office directs collection questions to Lancaster County Tax Collection Bureau and assessment questions to the county assessment office. A Dauphin County parcel requires its own county and school sources.

Ryan markets single-family homes in the Sheaffer Road area. Compare the chosen home type, homesite, included finishes, optional space and projected delivery in writing.

A useful comparison includes base price, lot premium, upgrades, financing costs, association fees and completed-home taxes. Review warranty coverage, inspection opportunities, deposit terms and how delays are handled. Ask about buyer-agent registration before visiting a model or signing paperwork.

Commuting to Hershey, Harrisburg or Lancaster

Compare each home with your real destination and work hours. Route 283 is a major part of the Lancaster–Harrisburg corridor, but access roads, traffic and the location within 17022 can materially change the trip. For Penn State Health Milton S. Hershey Medical Center, use 500 University Drive, Hershey and the official directions and campus maps. Include employee parking and the walk or shuttle to the appropriate entrance.

Rail option: Elizabethtown station is at 50 South Wilson Avenue. Amtrak’s station resource identifies Keystone Service and the Pennsylvanian. Check current schedules, fares, parking rules and the trip from the destination station to work; rail is useful only when the full schedule fits.

Janelle & Todd: An Elizabethtown Sale and a Florida Next Chapter

Past clients Janelle and Todd returned to Team Becker to sell their Elizabethtown-area home and move to Florida to be closer to family. The team planned the launch around their timing, evaluated four offers and coordinated the sale so they could begin moving before settlement.

612 Mulberry St, Elizabethtown — home sold

Matched in Hershey. Moving On to Florida.

In summer 2021, Andrea and Tony were finishing medical school down south and preparing to begin their residencies at Penn State Health in Hershey. Team Becker helped them find their Elizabethtown home through a mostly remote search, with one trip to the area to tour properties in person.
