We practice what we preach. These are the 12 properties in David and Carin’s personal investment portfolio: single-family homes and townhomes held as long-term rentals in Central Pennsylvania.
Some were purchased with cash, others with 25% down, and two with as little as 5% down. Those were specific financing situations—not a promise that the same terms are available for another property or borrower. A lender should confirm current eligibility and occupancy requirements.

I'm not here to claim that buying rental properties is for everyone. Some people just have no desire. They don't want the headaches of phone calls from tenants or repairs, and that's just fine. But if you have thought about buying rental properties, I might be a great resource for you.
Back in 2010, we acquired our first rental, kind of an accident at that moment. The 2010 purchase was our primary residence for about five years, and then we kept it when we built our new home, and we've since purchased 11 more rentals. So we have a portfolio of 12. And for us, it's a key component of our retirement.
As real estate agents, without any full-time job, we're not W-2 employees. We don't have access to a pension or 401(k). So for us, we're taking every extra penny that we get on a monthly basis from our rents and applying them towards the mortgage balances for our rental properties so that they'll get paid off faster than they would have been paid off originally, and they'll be a great source of income for us in retirement.
We can keep that source of income, manage the properties. We can have a property manager manage them for us, or we could sell some or all the rentals and fund our retirement in a different fashion.
So we know the ins and outs of what it's like to be property owners. We know how to finance them. We know how to identify and place tenants. We know how to handle repairs. And we know how to look for a good return on investment.

A disciplined acquisition process
Purchase price versus comparable value, realistic rental income, financing terms, and cash required to close and stabilize the property. We examine cap rate and cash-on-cash return without treating one metric as the whole story.
Roof, HVAC, mechanical systems, deferred maintenance, renovation priorities, and the difference between a cosmetic project and an expensive surprise. Inspections and specialist estimates matter.
Taxes, insurance, HOA restrictions, vacancy, maintenance, management, reserves, rental demand, and your exit strategy. We consider both ongoing operations and future resale.
Sometimes the best advice we give an investor is: “Don’t buy this one.”
Our job is to help you make a sound decision—not persuade you that every listing is an investment opportunity.

We start with your budget and strategy, not a blanket claim that one town is “the best” market. These communities require different price, rent, condition, and operating assumptions.
Compare single-family and multifamily opportunities, municipal requirements, taxes, utilities, and management logistics.
Our own portfolio includes multiple Palmyra rentals. Evaluate townhome associations, rental rules, dues, maintenance responsibilities, and comparable rents.
Assess the specific property’s acquisition cost, realistic rent, employer access, local rental regulations, and long-term resale options.
We own multiple rentals here. Compare price and rent property by property, with particular attention to HOA costs and restrictions where applicable.
Compare income, taxes, building condition, and municipal rental requirements. Confirm the legal unit count before underwriting a multifamily purchase.
Evaluate property-specific rental demand, condition, local regulations, and financing. Proximity to amenities is only one part of an investment decision.

Potential wealth builders—not promises
Income remaining after expenses, reserves, and debt service can support your goals. Poorly priced acquisitions, repairs, or vacancies can also produce negative cash flow.
A property may gain value over time. Values can decline, and future appreciation should not be used to explain away an unaffordable ownership plan.
Principal payments on an amortizing loan reduce the balance and may build equity. Leverage also adds payment obligations and risk.
Eligible rental expenses and depreciation may reduce taxable rental income, subject to applicable rules and limitations. Improvements, land, personal use, and eventual sale require separate tax treatment.
The Federal Reserve’s Survey of Consumer Finances tracks real estate among household assets. Ownership alone does not establish that a particular investment will be profitable.
