The Palmyra housing market report records 20 residential closings in ZIP 17078 during August 2026, with a $397,500 median sold price, 11.5 median days on market, and a 98.5% median sale-to-original-list-price ratio.
These are closed-sale figures, not a forecast for a home listed today. They show that homes were selling, while also underscoring the importance of an appropriate initial asking price. They do not establish what your home will sell for or how quickly.
The report’s twelve-month table adds context. September, October and November 2025 recorded 16, 26 and 19 closings respectively; March, April and May 2026 recorded 13, 14 and 23. Median days on market were 12.5, 13 and 31 in those fall months, compared with 6, 5.5 and 5 in those spring months.
That is one observed year. Different homes sold in each period, and closing dates follow contract dates. These figures do not prove that waiting until spring will produce a higher price for the same property.
Reasons to consider selling this fall
Your home is ready. If the work needed for photos and showings is manageable, an arbitrary seasonal deadline may be less important than presenting the home well.
Your next move has a timetable. A job change, a purchase opportunity or a household need may make certainty and coordination more valuable than waiting for a different season.
Waiting has a cost. Consider the mortgage interest, taxes, insurance, utilities and maintenance you would pay while holding the property. Compare those actual costs with the uncertain benefit of waiting.
Before choosing a launch date, review currently competing listings and recent comparable sales. August’s closed transactions cannot tell you how much direct competition your home faces now.
Reasons waiting could make sense
Preparation needs more time. A realistic repair, decluttering or moving plan can be more useful than rushing to market with unfinished work.
Your purchase plan is unresolved. If you also need to buy, work through financing, sale contingencies and possession dates before deciding when to list.
Your personal schedule favors a later move. Choose a timeline you can carry out. The best market strategy still has to work for your household.
Waiting should be a plan with dates and costs, rather than an assumption that spring guarantees a better result.
